Preview Homes: Previewing homes gives me the current market knowledge to help you. I often get a chance to interview the sellers or their agents about their motivations. Because I preview and other agents know I have potential buyers for these specific homes I am often the first one to hear about price reductions and new listings. The "street smarts" you need in a Realtor comes from previewing.
Attend Home Inspections: I have learned so much about homes by attending every home inspection for every buyer I have worked with. Having been to so many makes one look at homes with a different set of eyes. Many agents don't do this but I think it is important. Items can come up during an inspection that are critical in the negotiating process. There is a big difference between reading the inspection report and having the home inspector show you the issue.
Contact FISBO Homeowners: Depending on your price range and needs their may be "for sale by owner" homes that meet your requirements. I contact these owners on your behalf and preview the home.
Nieghborhood Mailers: Maybe your perfect home is not currently for sale. In today's market many sellers are holding off and waiting for the market to get better but have a real reason for needing to sell. We mail postcards to the neighborhood that most interest you to let them know about your needs.
